True , government money thappa there was no primary economy to sustain the place . There was no scope for manufacturing / pharma industry too . So only alternative was IT , but indian companies are scaling down offices and trying to go full WFH by 2025 .

I remember same thing happened near krishnapatnam port , people expected huge number of industries setting shop and the rate increased from 5-10 lakh to 1 crores in a year in 2008. 

But , why would industry pay such absurd amount of money to purchase land ? so no industry came forward and the land rates stagnated and slowly spiralled back to 20 lakhs over the course of 2-3 years .

Due to real estate greed , there are still no industry outside krishnapatnam even though it is the best deep water port on the east coast of india
