Stop trying to prove your point here, villas are a safe investment if you can afford them.  You get common amenities and services, along with security and a community feeling. Good villa projects have a strong prestige factor AS WELL. My family owns two villas in Kokapet and the prices have grown 3 fold since 2012 and the prices are still way cheaper compared to Delhi or Mumbai. Once you live in one of those villa projects, it is very hard to move to an independent home.
