These are the five hottest – and three coldest – markets for home prices in 2021

The coronavirus pandemic has changed not only how we live but where we live, and that has upended some of the usual trends in local housing markets.

Now that some people can work from anywhere, they can also live anywhere, and they are moving to different markets for all kinds of reasons, from affordability to climate to ease of everyday life.  

According to a new report by Zillow, these are the hottest markets for 2021:

  • Austin, Texas
  • Phoenix
  • Nashville, Tennessee
  • Tampa, Florida
  • Denver

The three markets most likely to underperform, according to Zillow's survey, are:

  • New York
  • San Francisco
  • Los Angeles

With a crime rate of 54 per one thousand residents, Nashville has one of the highest crime rates in America compared to all communities of all sizes - from the smallest towns to the very largest cities. One's chance of becoming a victim of either violent or property crime here is one in 19.

yes.. job market isn't that great there either.. Vanderbilt & Nissan.. and maybe some health care companies.. very limited opportunities..

The near future seems most jobs will be remote, many are moving to towns and villages. so that they can enjoy country side.

almost 2y ago i went to Nashville and spent a whole day with a realtor to look at investment properties and later roamed on my own to get a feel for the neighborhoods. I felt the prices are too high for the investment numbers to work. Now the prices are much higher but rents are the same, which makes it much lesser attractive for investments. 

For primary living it is still a nice little town
