Yes , dec Lo closed . 15 yr 2.125% with no points and no closing costs .. my friends got 1.99% for 15yrs in Jan 2021.

simple man , you buy points , lets say 0.4 or something at $3000, to get 2.5% interest rate 

3k is the cost your paying upfront, at the time of closing this 3k would be added to your closing cost. Your Closing cost will go up
