I am hearing exactly opposite talk from Chennai , sales are at all time highs this year . Only commerical property is down 

Even Andhra lo kooda real estate is in full swing from last few months atleast in chittor , Nellore districts

villa plot land cost 30k average undi aada, land cost 60L, construction 50L is the actual "cost", rest all is the premium for the builder, premium almost double expect chesthunnaru in this case.

White isthe builder gaadiki 30-35 lakhs tax egurthadhi, hence black isthe tax amount waive off chesi total price thaggisthanu antunnadu.

At the end the villa/house price you mentioned is prevailing price

real estate price annavi ippatlo padavu thaggavu, let me tell you.

Most of the builders, investors or individual buyers acquired land, plots in and around Hyd almost till RRR area by now at a reasonable price or a bit premium in the last 3 years. No one will sell their land for lesser price, and in case plotting/venture esi sale price kuda as per their land purchase price and development, so price thakkuva ku ammaleru. Apartment konnodu evvadu thakkuva ku ammadu in an year or two.

Individual buyers kuda munde fix ayi kontharu like 5 yrs or 10 yrs hold chedham ani.. . .

And remember "Hyd is no Amaravathi" so Real properties are not like stock/commodities to buy like in IPO or Secondary market and sell for stop loss. RE is not speculative in Hyd.

At least RE boom in and around Hyd is not pake like kovid edo oka roju bubble burst avvadaniki. 

Further ga banks privatize, LIC stake sale laantivi ayithe dabbu motham RE side ochesthadhi, mark my words

EIPL's La Paloma la kuda 1.7-1.8 ki dorkutayi kaka...I know some people who bought at 2.5 and 1.5 c in the same community..

I mean, if you are not in the circle...bali ka bakra chestaru...situation is completely different from what it appears..

Hyd real estate will sustain..

built property will take a ahit but land will ntot..

abnormal growth ayindi kastha correction aitadi..

nominal villas 1.5-2C...this is the range..flat aithe 5000 rs per sft..inthakante ekuva vunte golmaal ainatte
