Couple of years back I applied couple of banks and came to know below info.

Most of the banks don't give commercial loan if u are applying from outside the country.

U need to go to India and apply it and mostly they will approve 50-60% only.

All the information is right. but outside the country also they will approve at least I know the HDFC does but the process is a little long ....torch.gif

Bro,

   I tried for commercial loan in india twice when i went to india. Almost all banks ivvaledu...finally after 2.5 years of trying...kotak mahindra bank and icici vaadu istanu annadu....kotak mahindra vaadu registration cheyinchali ani edo litigation pettadu...builder oppukoledu...infact builders oppukoru since the building is not complete..oka 60k inr bokka padindi processing ki.....finally icici bank vaadu ichadu....

Many banks offer commercial loans. The process is little different and terms are very diff from residential.

In short - they look at your PFS (Personal Financial Statement) in conjunction with your credit history. Most of the times - 25% down cheyyalsinde antaru ad they dont budge.

Loan ki amortization  and balloon periods ani separate gaa unatyi. In short it means your interest rate is locked in only for the balloon period (e.g.: 5 years) and then the loan will be refinanced with the new market rates after that balloon term. When they refi the loan they look at your PFS, the commercial property's performance again. 

Try to understand amortization and ballooning very  clearly. Avi ardham chesukoka janala jeevitalu taarumaari avtayi. Ardham kaaka pote local bank ki poyi officer ni explain cheyyamanu - they do a good job.
