Anyone in db bot a commercial real estate or has experience? 

Like a strip mall or something .. lekapothe farm land koni flipping it after few years

Most of the mestri's are buying strip malls bro. Only thing, they are very expensive and you have to put around 30% down if you are a first time buyer. But if you can gather the money and buy them they are a very good source of monthly income and building equity. My previous mestri owns 2 strip malls, makes around 40k per month on both of them after bank payments. Says that it is the best decision he took in buying them 10 years ago and he can retire anytime he wants now. He paid them down as much as possible and the prices have appreciated, so now he is sitting on 5 to 7 million in equity and 500k in yearly income. 

I did the math 2 years ago but it is very expensive, most of the strip malls in good locations are in the 5 to 7 million range and 30% down is 1.5 Million. Also you have to have another 500k for any contingencies . Initial 5 to 7 years will be tough but after a few years it is guaranteed retirement income.

yeah ipudu property values appreciate ayinatunayi .. I just started exploring that area .. due to covid small business lu kuda debbathinnayi kada .. rents ki pokapothe out of pocket monthly expenses avuthayemo ..

Honestly in this market anything to do with real estate is risky Everything seems so inflated- land prices, building costs, evening single family home prices are so high that technically buying them and renting them will result in negative cash flow..

Consider building apartments instead of commercial spaces..new apartments ante 1 year lo 100% ease lease aipotaay..Take one acre near a university or good school and build 6 to 8 apartments.. banks will also easily give loans for these kind of investments.. My friend and I have done some research on this front and backed out because I want to R2I and managing these apartments when you are in India is hard..

Strip malls are different bro, they have restaurants, liquor stores, hair saloons that are necessities, they will never go out of business..
