Agriculture land registration details plz ?

Hi, nenu US lo untanu and I am planning to buy agriculture land in Telugu state, but I am really not sure how to get it register.

can you please suggest me how can I get land registration on my name ?

I am not sure how you are planning to buy property without coming here . 

You or someone close to you must physically insepct the land before even thinking of buying it . 

Indian registration papers are as worth as a toilet paper if you don't have physical possession of the property .

Follow these steps

1. Narrow down the location you want to buy

2. Find trustworthy brokers to locate the land .

3. Upon narrowing down the field , check the owners for their papers , go for legal consel and see if it's free of any litigations 

4. You need to register that land  in your name and pay the money +fees + brokerage

Registration process is not the same in ‘Telugu states’

If it’s Telangana, with new system in place you need to book a slot, usually it’s a 15 mins slot, prepare a DD for the registration amount, documents, buyer and seller. 
 

If it’s Andhra Telugu state, good old fashioned way. 
 

Without being present physically, nominate someone/GPA to get it done on your name. If you are registering it on someone’s name and they are physically present, it’s easier.

My In-laws already located the place and enquired about the land and made the half payment and the rest of the amount will be paid on the registration day. But I would like to know can I register the land on my name ‘WITHOUT’ physically present during the registration process? 
 

if not, what are my options ? 
 

Can I register the land on my In-Laws name for now and  later when I get to India they can register ‘as a GIFT’ on my name ? Will this be a good option ? Also, as a gift do I have to pay the registration fee again ?

You need to give power of attorney to someone you trust to execute the sale. Contact a chartered accountant on format and wording. Get it mailed, notarize here and get attested by embassy and send it back

If you have blood relatives over there, you can register on your name. You need to send a signed form allowing your relative to sign on your behalf, passport and visa copies, photos. 

This is in Andhra don't know if it is different in Telangana. I know it as I am in the process now.
