When the parents grow old they need physical, mental and financial assistance. I feel you are not doing anything here instead you are making your mother her stressful by bringing property dispute. 

further Kid's always find a reason to abandon their parents just like you did...so do not expect that saving the property will buy you something during your old age... 

Remember when the entire world denied help to the Nirbhaya's rapist it was the sister who stood behind him despite knowing that he did that worst thing of all. first ones who left him are his kids and wife. 

Now ask yourself the real question, on what grounds you do not want to share the property with your sister. Do not be that same A$$ hole who did not want to share their property with sister because she is a women.
