Buying apartments/condos in the South for Investment

Any thoughts on rental investments in the South?  We want to buy few units and plan to use Property Management.  Also thinking is it worth comparable to 

just doing stock market investments, but want to try for diversification and income producing assets and tax advantages like 1031 exchanges. 

Let's say with 200k downpayment, can buy few units. If we hold for 10-15 years is it worth? 

Some basic analysis.

Florida - Jacksonville, Orlando. Lower property taxes, evergreen vacation destinations, probably lower flood and hurricane risk, good rental yield.

Carolina - Raleigh, Charlotte. Good job market, univs , good rental yield, fast growing

Texas - Dallas, Austin.  Fast growing, high propert tax, low rental yield

Atlanta - low property tax, growing city, some suburbs are good
