India lo ayithey , buy only property that you or someone close to you can monitor regularly . Too many kabja batches all around the country 

also never invest in apartments that you are not staying in , one of the worst investment to make

Elaborate more on apartments why we shouldn’t invest if we ar won’t living in it

thanks man, that was always my philo

im from Nellore, i have frnds asking me to invest in Hyd; even though your roi is better in Telangana, i kept my investments in nellore, and particularly in single fam homes 

thanks a ton for personal suggestion

 

btw, any more info about why investing in apartments is bad, i have friends doing and i can pass on your views

Simhapuri vadivi hydrerabad lo endhuku peduthavu ? Unless you have reliable people who can protect the asset

if Chiranjeevi can't protect his lands in Hyderabad what chance will you have 

so regarding apartments , @yemdoing

The land is the appreciating asset , the building is actually depreciating asset. An individual apartment gets right to a small piece of land 

You can barely make 1-2% as rent which doesn't even cover interest payments. 

it neither appreciates or gives annual returns . Just a terrible all round investment unless you live in them

totally agreed about chiru scenario, and thats why always hard NO to buying vacant land even in  Simhapuri, 

great perspective about investing in apt...now adding not to buy an apt as invest property

thats what a person with sane mind will thinks, but i have friends that think about exponential ROIs in Hyd/Vzg and invest there; even though they live miles away

 

but realtors in HYD understood this and they are charging like 5-10% extra to make this a secure purchase, like making a community/securing the borders/taking care of the legal issues and making registration happen nice n easy 

they know people are willing pay extra, as india has a lot potential growth, and land is gold in a country like India

It's a built space. over a period, it depreciates. Imagine an apartment and for the next 20 years, there will be a 3–4-year period where you can expect decent appreciation and remaining 10+ years of depreciation. If you rightfully tap the appreciation period, apartment could be a better investment but not the best.

Vache rent tho edo marginally depreciation value negate ayina, prevailing interest rates ki kuda saripodu.

adi kakunda public sentiment, market behavior valla kuda land ae epatikaina holds better than constructed space.

Buy acres of land within 60Kms radius of medium/small sized cities. Those medium sized cities will become big cities 20 years down the lane. Indian population is exploring and urbanization is inevitable.

 

this is my plan of action for next 10 years.
