Rental income is really good in and around Miami, Fort Lauderdale Area. There is a cashflow of $500-700 for 450K single family home. eg: 1400 Sq Ft 3/2 single family home value is appx 450K, current rent is between $3200-3500 per month. Even if market goes down, we can rent it for $2700 per month which will be atleast $150-200 cash flow. You should have property in good school zone to get these rents.

I own one which I bought few years back and I get around 8% profit per month vs investment. Now trying to buy one more but as prices are too high, the profit margin is way less so I wouldn’t even suggest in this market.

It depends .... I just bought a house in FL with lake and pool and my mortgage payment is ~$3100 per month. I received 4 offers and signed contract for $4k+pool+lawn per month. The cash flow on this property is ~10%. It all depends on the Inventory available, area and schools.
