I am asking this coz one of my friend has 2 plots in hyd which are worth 1C each , he want to sell that but no one is givinh him white..so finding it difficult to sell.

one idea is to sell land in Hyd and buy apartment in a top gated community with that money. then sell apartment which you can find white buyers esp NRIs. u will have to pay taxes though

Eppudu govt values kuda almost 50-60% of market value untunnai cities lo.. rest of the amount ni manage cheyadame..

Gachibowli nunchi just 40 mins commute…very reasonable prices

Outskirt outskirts ani feel avtunnavu…

let me tell you about aparna layout in Monika vs regular plots you find in colonies within city limits.

- layout comes with ample amenities like club house, swimming pools, jogging tracks etc. this would require lot of additional land and it comes at a cost.

- it comes with underground electric lines, proper street lights etc 

- you are getting into a lifestyle with rich/upper middle class as ur neighbors rather than a regular colony within city

you cannot compare a regular colony rates to premium gated community. Prices will be 40% different to a regular street site plot vs gated community like aparna

i don’t have any plot in it but I have seen in feb 2020. amenities are already there since last 2+ years

I couldn’t afford back then and It was 34k sq/yd in feb 2020.

but it’s a great project and yes you can find prices less than 30% right next to this venture. You get what you pay for. So make sure you compare all the variables before saying it’s expensive. Nobody is a fool to spend 1c+ without knowing these factors and they wouldn’t also price just like that

ground realities are different: some broker recently quoted 75K per sq yrd and sale closed for 68K. 

What we seem to not grasp is, the lutyens elite of hyderabad have all moved from banjarmasin/jubilee hills area towards this GO111 area, in search of better air. With kokapet getting crowded and high-rises, even the 10+ cr temple tree villa doesn't offer privacy, since the next door apartments can see the terrace and other stuff, so voyuerism and exhibitionism is the next trend here mostly, anyways I digress.

Opposite to this DSR villas are coming up, at a pre launch price of 5CR, Megha egg is starting at 7 CR, and when completely done, these would probably sell around 15-20 like the rest of the area. Don't trust me, signature and ramie are building 100 villas starting at 12 CR and going uptown 26(already priced), on the shamshabad srikakulam highway near kadthal, if 60kms away they can charge that, imagine what can be charged half way there. The other part, this is a 200+ acre venture, implying privacy from almost all high rises, because its near a railway track and villas galore on other sides.

Also, folks who buy here, are not the normal salary types, everyone is hustling and trying to park their ill gotten wealth and this is a perfect opportunity for them, like the 3 jobs contractors do here, every it/doctor guy there does real estate brokerage - a hospital owner has about 4 plots that i personally know of in this layout, so don't discount the amount of money flowing in the system.

Nri wealth is needed, only or the 10% white transaction that occurs, rest is just money that shouldn't be traced back, and we all know how that works.
