historically , homes don't appreciate in all areas all the time. WHat happened durnng COVID and back in 2005 are not normal.

Nevada lo u have capital city Carson city.. which is same like Reno but rates wise way better

Once you decide to buy home and settle down then everything will probably change. So next 3-4 years Texas lo enjoy cheyyi. 

whether you live Apt or Home - you pay property tax . Only thing with Apt is community owner would pay the property taxes but they are rolled into your Rent. There is no escaping of Property taxes in texas vaa
