the 10/1 rate by itself is not bad and realistically many don’t stay for more than 10 yrs in a home.

but see refi costs, monthly additional savings and then decide if it’s worth the hassle

Yes well worth it. 10 yrs is a good period, you'll definitely have a chance to refinance. Moreover the avg rate as of today is around 3.2, so go for it.

Why don’t you try a 15 yr loan??? You will get for around 1.8%… will be $850 per month..

Try your local desi loan agents… where r u located?? If you have a good credit history, you should get for around 2%… 

interest rates will only go up given the inflation… so better lock in a good rate for a long term loan than an ARM loan for short term…

I got this from Loandepot … total closing cost 2.5k with 2.5% 10yr ARM

Online rates are almost always very high compared to loan agents… they never give you good rates..
