Usually home price ki appraisal price match chestaru so that you get loan… anduke builder supported lender tho mortgage finance chesuko antaru… 

Loan amount appraisal value meeda istaru not on home sale price… diff vunte seller has to cut down his price or vere type lo house improvements add chesi manage chestaru…

If you are willing to pay cash for the difference in appraisal and sale price, then no issues, you will still get the house.

Else, unless you waived the appraisal contingency in the purchase and sales contract, you can back out and still get your earnest money back. Talk to your realtor to check what was in the contract.

You can also ask the seller to reduce the cost based on appraisal but per contract they do not have to do it.

Whatever home you buy, during processing of loan there will be appraisal done. Based on that appraisal Bank will loan you the amount. if appraisal comes lower than the sale price then you'll be responsible for the difference.
