I have no clue about Hyderabad , but Apartments are never a good investment anywhere. 

From my observation , so called apartment investments have never returned more than a Index fund in india 

Maybe Hyderabad is special , local experts can chip in and tell you about apartment flipping

Even then , show me any scenario where apartments have appreciated beyond loan interest 

 Its really a bad investment option than many people keep falling for

Land konadam is not risky if you buy a land with LRS in my opinion. Everything is documented online and it’s pretty safe. Even better if u buy land in some hmda or ghmc approved gated communities. 
lands always give better yields in India

All the propaganda about land kabja is for really high end people who have lands worth acres in the city limits. Peddolla aata adi. From last 20 years I haven’t seen any issues with land kabja and all in Hyd for anyone who bought land with proper legal verification of the documents. 
In Hyd no one will touch any small plots with legal documents.

Gain : Appreciation
Expense : GST when buying, broker fees if any, interest for holding, down payment opportunity cost at least @ 7% IMO, selling fees (exactly emuntayo naaku telidu), white transaction aithe - cap gains, USA ki venakki techukunte Forex changes at that time.

Compare that to an index fund - and make a decision. 

Its a pure speculation + math problem, don't make it an emotional purchase. Good luck.

all those who remember the fact that during TG formation, it took 3-5 yrs to clear all the inventory in Hyderabad, the current rates are unsustainable for apartments, land even if risky is better option that depreciating asset like apartments (appreciation is negated by depreciation plus maitainence)
