How long(duration) does it take for the realtor to receive the 2% commission from the builder? immediately after closing? or few weeks after closing? Thanks in Advance!

Immediately after closing the builder sends the check to the realtor

Why to take cash from realtor , it will end up as income and u pay taxes instead ask your realtor to include that cash in closing credit, that way it stays in the closing disclosure and no income for you. 

some realtors will say not more than this amount I can add ani,, in that case pay off your HOA 1 year a head ...
