Bought a townhome 9months back, now the price increased by $100k. Is it a good idea to sell it and take $100k profit, and go for rental in the same area same sized home.

100k ante it may cover for 3 years of rent...with zero liability.

After cap gains and seller fees - you make 50-55k max. 
Why do you want to sell it in the first place?

Can you get a new property for the price of your net costs?

remember that you have to pay 20% capital gains tax as this is not your primary residence. Also realtors ki oka 3 to 5% of total property value pothundi based on ur negotiation skills

capital gain taxes takes major chunk of your profits. 

if you want to refinance and expand to more properties thats the way to go

Wait for 2 years, you don’t have to pay any tax on the gains

if you dont invest again, you look at 30-40% capital gains taxes 

if you need money go ahead and sell it, if you dont just rent it out.......with inflation rents are gonna raise in the next few years
