Move to a state where property taxes are low and income tax is low to no income tax..    Buy a duplex there live in one unit and rent out other unit .. buy at a good price and good locality

My friend lived around Houston area with a pay of $60K with wife and kid, and also saved some money...his rent was around $1000 for a 2BHK...

texas ante city cheppu ...  $100k ante  $6800 vastadi take home ...not counting 401k or medical insurance....

rent 1500 poyina ...1500 food expenses ..

6800 - 3000 = $3800 

happy ga vundavachu
