U will get better offer in regular market, also as said by pandemkodi they charge excess in repairs.

Regular market lo buyer back off chances vuntyai kada so trying to avoid that. Also oka agent tho matladite they want to changes 4% vs open door 5%.

Open house pettu.. house staging cheyyi… open door or zestimate price tho list cheyyi… pick an offer with the highest earnest money and high down payment… they are unlikely to back out…

Current Selling market lo Sell By Owner kakunda agents ki money tagaleyadam enduku...

Adedo discount 2% for buyer if no agent invloved ani pettu...

Dessilu without logic bidding meeda bidding esi kontaaru

biggest advantage will be you dont have to be dependent on appraisal feedback. 

Buyer ekkuva money petti kone uddesam unna, bank lending ki ready leka pote - if the buyer does not have the ability/intention to bridge the gap between agreed price and appraised value you will be in a mess. 

An offer without appraisal contingency and high earnest/deposit is your best bet. 

How much do you think is the difference between opendoor and the market value?

I could do that but illu konchem aina prep cheyyyali and allow prospective buyers into the home through listing. Aa hassle anta worth aa ani thinking.

Guessing max 30k difference between market and Opendoor. 
but I can stay longer and take the refrigerator, washer and dryer with me. No need to worry about short term rentals until new home is ready. And most importantly buyer backing off.

Also looks like the buying has stabilized if not down. And my home is 20yr old now with original hvac system.

30k is not a tiny amount. may be give it a shot the traditional route and use that offer as a hedge against opendoor and get more?

30k lo 6 months rent ki 12-15k potundi kada bro. Also appliances ki 3k. And main reason is it’s not easy moving with kids. 
Haven’t decided but open market ki vellali ante konchem nervous ga vundi.
