I don't think it that's easy to back out....seller can sue you for backing off saying that he lost the price as it was locked and he can also claim legal expenses from you and also claim the loss if that home sells for less than what you quoted. Even seller agent can also sue you that he lost money because of you backing out. As you are saying it's new may be you can ignore this. But check with an attorney.

My suggestion is just to go ahead and buy, 1 yr wait chesi illu chethiki vasthunnappudu backout aithe…you might regret for rest of your life…try 5/1 or 10/1 ARM products
