Is it worth buying a home? Generally speaking.

typical 500k loan ki you will end paying 1.2 million over a period of 30 years. So I'm getting myself in debt with 1.2 mil if I sign a 500K loan today. 

After 30 years, adding repairs and depreciation costs. Lets say we pay it off.  Will it still stay valuable? Many people like myself wouldnt even bother buying a home constructed in 1990. Since its 30 year old and its outdated. 

 

On the other hand, 20 years varakuuuu mana payments lo major part interest kiii mingesthadhiii. first few years ayitheee 90% of our payment only goes to interest. 

At the 20th year it will be 50:50 ratio. 

Later years  like 20th to 30th lo neee mana principal ki money major part of our payment add ayithadhiiii. 

20 years ki manam foreclose chesina major part of principal inkaaa alage untadhiii.  karma kaliii manakiii emainaa ayitheee even at that point kudaaaa assameee....

 

Buying a home is not all that rosy. Only benefit is you wont waste money in paying rents per se. Oh may be some satisfaction of owning a place.

Ideal home in my world is where you can put good downpayment and pay off the house in less than 4 years. Interest is a bitchhhh. Also too big houses will cost a shiiiiiiitttttt ton in taxes. 

Buying a home in vomerica is a different ball game altogether. Its not same as in India. Here banks make money since we cant pay much early on. People should realise this 

Hypothetically speaking, I will also sell my home after 10-12 years after buying it. Just so that it wont grow old and lose its demand.

When you have family with growing kids where u want to provide them comfortable space calculations does not matter ofcourse affordable chooskovali but most people go blindly buy some home in their range with good schools

Bay area/Dallas/NY-NJ/Chicago ayithe house konochu kaka. India ayithe Hyd/BLR/Pune/Mumbai/Delhi(NCR) lo ekkada konna no worries. India lo kirayi intlo undadam embarassing untadhi kaani, US lo kirayi home or apartment doesn't matter, unless back home India lo relatives and friends ki US lo own house undha ani adigethe answer cheskogaligithe chalu.. . .

You haven't included anything about downturns and crashes. Thats another risk you have to factor.

Ofcourse appreciation aspect too.

House buying is still a good investment. Typical Indian mentality and if you are living in a desi Burroughs and have huge desi circle, buying a home is a status mark. 
 

Coming to interest component, if we calculate inflation at 5% YoY and increased expenses of housing/rent over the period of 10 years, it still makes sense to buy a home.

Of course, spending millions and another 5% on top of it does not makes sense as you end up utilizing most of your cash and in excess of $6000 per month as mortgage…in such cases, better to buy home else where and start living in rented homes.

You didn’t consider 2-3% tax per year
