Is it worth buying a home? Generally speaking.

but at this market not a good idea to buy.. as market is not stable

If you can afford it and have children, it is always preferable to have your own home (in India or US), especially a single family house. You can live a quality lifestyle and make good memories, do whatever you wish - gardening, backyard DIY, pool, basement, and so on.

why jaab, why marriage, why kids... why even birth

there are some things need to be done as Man of the family, everything cannot be calculated the way you are doing

apartment vs home.. you get more sq footage per dollar even if you all aspects like taxes, interest etc

home if more apt for kids than parents, you will not find good schools in neighborhood with too many apartments, reason is those parents are wither in planning or plan suckers

I was in similar calculations but I was wrong. If you can afford for one then go ahead anta..depressing apartments ki 2600$ pettevadini in fremont. Now I got new beautiful house and just paying little over. Life is much happier with house. What is the point of having money in bank? Investments ki pedda dandam aa options and crypto lo entha aggressive ga invest chesina loudalo 100k kante ekkuva invest cheyyalemu and so much stressful life. Give me some investment idea if you have any better one? India lo ekkado 50kms far from highway lo edo land kone badulu america lo first oka illu kondam best I guess.

Lets not count the existing crazy valuation for homes.

in general gaa

1)500k worth home today will be 1.5m worth in 30 years. Very conservative valuation.

2) 1.2m for loans. I dont know how u got that number. It should be around 800k-1m. House konakapothey rent ki undali gaa. 500k home rent ki undali antey currently 1.5k-2k pay cheyyali. 10 years tharuvatha may be 4-5k. So avi anni add chesthey easy gaa 1m + rent kaduthav. Which is same mortgages. But with buying home, u will have a home after 30 years which u dont with renting.

3) some part of property tax and interest can be used in deductions while tax filing.

Very true indeed. Ee Veeri babu has to experience something before he conclude I guess. Neeku aa numbers ekkadi nundi vachayi. Initial few years lo you will ended up more towards interest but thats not as high as you projected.
