Home buying 10 year old house

What should we look for pros and cons 

look like the built is lot better than new houses 

 

waiting 2 weeks will that drop prices  a little

all appliances will be old and will be almost at the end of life like  water heater , Fridge , kitchen drain , garage door springs etc

be prepared to handle repairs or replace them

roof could be ok for another 5 years depending on where you are , taruvatha may need to replace

new houses are always better if you want peace of mind and avoid repairs for initial few years but avi costly untayi 10 year old houses meedha obviously

ikkada people move all the time even after buying houses so pick something convenient to you and satisfies your requirements

Currently live in 35 years old home, other than bells and whistles that come with new home, no difference , basic repairs happen, friends new home pothey koddiga speed ga nadustey kuda huge sound coming , new homes are very poorly built.

You get the new tech though.

Buy what you like, you will spend good times, you take that decision, don't ask others.

I agree all new homes from 2020 onwards are poor in quality.

i purchased new home in 2023 from toll brothers and I say this..

5-10 old homes have better quality and landscaping..good thing is they also come with shelving like panty, closets, finished garages, etc

if you live the home u should prefer 5-10 year old home vs new home

@iddaritho get an experienced Home inspector even if he charge you $$$$

10 years in not that old for kind of homes built here

I can think of

roof leaks,

windows insulation,

cracks in basement (some structural settling cracks are ok)

look for traces or marks or traces water in basement to rule out flooding

mold in basement

water heater 

hvac 

appliances (owner will not replace unless broken)

Also do radon inspection

Yeah 1Mil homes lu kuda goppaga emlevu .. inthaku mundhu 1Mil home ante aa grandeur undedi chusthe .. now they are like 400k-500k homes pre covid

below 10 yrs go for it. no need to worry. paina chepinattu avi ivi [potyai gadi antha sollu. 

average life for appliances and windows and roof is 15 yrs based on statistics it could last more as well. 1 or 2 exceptions untyiii but adi lite. 

 

if you find the right house go for it.

Get an independent inspector. Not the one suggested by your realtor. Get a thorough inspection report. 
 

Next HVAC, water heater, utilities and roof are the most expensive repairs.. Check these. If they are older than 8 to 10 years, then be ready for repairs in near future. 
 

You should be good if they are all in a decent condition. 
 

New homes are very poorly built these days. Worst cookie cutter style ever. Don’t feel bad about buying a Preowned home. I brought one. And it’s great.

These above bold items sudden ga ippudu raavu...10yrs old ante ee paatiki cracks and molds eppudo bayata padevi.

Infact newer homes have huge risk...couple yrs aithe kaani konni bayata padavu. But 10yr home ante eppudo adi major issue ayyedi and if there was any, they might have fixed it already.

10yr is not at all old....roof picha lite, brand new home monna weekend gruhapravesh chesinavi kuda leak ravochu due to weather. So dont even bother abt it. 

This 10yr home will be priced based on appliances age as well...so brand new aithe, price kuda alane high untadi. Also, these appliances are easy peasy to replace man...no structural changes needed...just pay the price and its like plug n play type. Focus mostly on major things like plumbing, structural, flooring, go to attic and check for insulation if u can.

check for kitchen cabinets as well....mostly quality of these cabinet doors. If u thinking to make some changes like new paints for these doors or add new cabinets and replacing with newer granite/quartz counter top + backsplash etc, then do it either before moving in or as soon as u move. Some ppl wait for few yrs, though they didnt like kitchen appearance. Ala unhappy tho undatam kante, replace/modify and then enjoy every day. Kitchen appearance adds lot of look in the living room. 

US lo peddaga wood work undavu kada living rooms lo...so manchi look ravalante, other than furniture and deco items, Kitchen area adds lot n lot of value to that entire floor.
