New homes are very poorly built these days. Worst cookie cutter style ever. Don’t feel bad about buying a Preowned home. I brought one. And it’s great. 

Get insurance and you should be good

True. But Premiums will go up. Insurance can be counted upon only for the unforeseen circumstances.

You cant rely on it too much. Thats my take on insurance situation anna.

Infact newer homes have huge risk...couple yrs aithe kaani konni bayata padavu. But 10yr home ante eppudo adi major issue ayyedi and if there was any, they might have fixed it already.

10yr is not at all old....roof picha lite, brand new home monna weekend gruhapravesh chesinavi kuda leak ravochu due to weather. So dont even bother abt it. 

This 10yr home will be priced based on appliances age as well...so brand new aithe, price kuda alane high untadi. Also, these appliances are easy peasy to replace man...no structural changes needed...just pay the price and its like plug n play type. Focus mostly on major things like plumbing, structural, flooring, go to attic and check for insulation if u can.

mold is not related to Age of home, it's with humidity levels in basement 

check for cracks to avoid surprises yes most settling cracks are within 2-3 years

You need to get HVAC systems, Shingles (roof), wiring, plumbing, windows and doors checked.
