Even tier two towns make good investment if you invest more than a crore and buy lot of land land next to road than buying a simple one useless duplex or apartment in hyd where there is less appreciation

Yes. My funda is buy some land and clear it and do fencing etc things and keep some business on me or my mom’s name. When you construct some business on that empty land easily the land rate will be appreciated and difficult for one to do kabja
