How can you say that its 40% inflated?

Inflation is not uniform in all cities. It should be evaluated on case-case scenario

IMO, It is much higher in few cities like Bay area and Austin. Even in those areas, inflation is amplified due to future growth and prospects of those cities.

be very respectful to such folks who are buying at even higher interest rates and EMI's
