Three of my friends sold off their properties in Hyderabad one year after moving to US. One moved to Berlin and even he sold. Rent ki ivochu kada ante they said it is not worth the hassle and they don’t expect to move back. 
anyone else observing this pattern? Earlier many use to rent out the properties. 
1.3 cr petti aparna lo 3 bed konnadu ..  he sold at breakeven price. 
I just wanted to know from them what is the plan to move the money but not sure if they don’t want to reveal or they haven’t figured out yet.

Renting is the least option one should consider if they don’t plan to stay in India. 1% return kuda raadu plus hassle of dealing with rentals will be nothing but nightmare.

Berlin aa? how ? witch companies aa? curious to know

+1 , Rent in India is very low vs the cost of buying , especially for apartments

and it takes many years just to recover capital

Unless the goal is something else like building long term passive income and one has plans to move back to India after a few years , buying apartments does not make sense at all

Also , rental issues ikkada kooda horror stories untayi , people need to know what they are getting into

1.3 cr flat and giving it for rent is chutiya idea vaaa. He did a good thing

enforcement of contracts need good legal system, india has the weakest arbitration and judicial system

renting to someone with letting them know you are NRI is like a free meal

its better to sell it off and buy it when you need to or buy it where you live

If they bought property 5 years before - then taking mortgage at 8% - they already paid 40 percent interest on it.

If its a new house then they lose the 1% tds and stamp duty paid on it. And all the effort that goes to shopping for it is waste.

Overall - unlless property appreciates significantly- you always sell it at loss
