how to find reliable property managers..basical ga manaki aa tenant saale gallani bharinche oopike ledu

illu konta..property manager gadiki appa chepta..he will find tenants..get rents and do all maintenance...and obv will take some fee

I want to focus to earn more and buy one more home and not take requests from tenants their commod is not working etc

exact place cheppalenu but I live in one place among florida , virginia , texas , pennsylvania , georgia

If you are not managing tenants, you will be managing property managers. Indirectly you are managing. 

Being a landlord is a constant job in one form or the other. For a small landlord (under 20 doors) tenant vetting is an important aspect of your success and I would like you to be involved in the tenant vetting process. 

Dont handover the keys to property manager and assume a cruiser mode. 

 

Now that I said what I feel is very very important,

There is no one place to "find" a reliable property manager. Once you narrow down the area - interview multiple tradesman and managers. Make sure you have a say in the tenant vetting process. 

Always keep a plan B. Sometime property managers do a horrible job you wont even know what is happening. They are least motivated to find the best deal for you as long as the rent is rolling. I am not trying to bad mouth them. Kaani I want you to have a close knit relation with them so you know how your asset is being cared for. 

My personal baseline rules : 1% rent rule, Positive cash flow after 10 months, have a say in tenant vetting process.

 

Ivanni neeku work avvaka pothe its ok - start looking into Syndications, Commercial real estate partnerships etc. Good luck.

That time is gone.

Investment houses are worth with very low interest rates....now its not worth it.

haha. atanu pakodi, biryani, iranichai ivanni lite. evvadu adigina that is my take on being an investor landlord.
