Clarity about TV NEWS: 

4 days back there was a news about rape of a 4 year old KID, this was not broadcasted for 4 days by any main stream channel, only SUMAN TV was broadcasting this. Reason DAV public school has paid huge money to these channels to stop broadcasting the news. 

PRE-LAUNCH Offer Fake ani news pedutunnaru: Yes its true but not correct for all builders, there are reputed builders like MYHOME, VERTEX, VASAVI, PRESTIGE, DSR, SUMADHURA, SMR VINAY, APARNA etc., you can straight away call any of these ventures and ask them if they sell PRE-LAUNCH and surely you will get a response of YES. Does this mean they dupe CUSTOMERS by taking money and VANISH like SAHITHI did, any customer before they buy land or plot or a house or an apartment flat, they need to check the credibility of the builder, Financial capability and reputation in the market. 

CREDIBILITY, FINANCIAL CAPABILITY are most important, the builders wihch i specified above are capable of completing the ventures during RECESSION times also. 

We will discuss about SAHITHI, they started a venture in Chanda nagar (3000 Flats), but their previous experience was constructing a venture of 5 Crores only, but this venture value is about 1200 Crores. How can a builder who has experience of 5 CRORES investment can do 1200 crores investment. It is the customer who has to do research and invest. I know there are fraudulant companies who suggest companies like SAHITHI, but customer has to do the reserach and make decissions accordingly. 

Finally not all PRE-LAUNCHes are fraud, companies like MYHOME, APARNA, SMR VINAY, VERTEX and VASAVI have a good reputaion in the market.

I am just an investor and investment advisor who invests money, take returns and invest in other investment options. i have been in this real estate from the past 6-8 years and what could see is, investors dont have any knowledge about which land, plot or apartment to buy. what documents to be verified, what are the basic steps an investor needs to follow before they invest. 

I have seen few of my friends who invested in land, plots where they ended up loosing hard earned money just because of PROPERTY DISPUTES, DOUBLE REGISTRATIONS, LEGAL PROBLEMS etc.,

As far as me is concerned i invest and also help people invest in ventures which are genuine and can generate good returns, major motive of any investment is making sure they dont get duped by buying disputed properties. We can avoid this by 1.) Verifying Link documents, 2. Legal opinion from a Lawer, 3.) Checking Encumberance Certificate (EC) etc.,

Anyone can judge the genuinity with just few calls and few interactions. naaku emi baadha ledu. I should accept that i am from Anantpur but it does not mean people from Rayalaseema are fraud. I guess you might be misled by fraudulent people from that place. Dont just generalise things according to Region or Caste. 

Anyhow i cannot ask you to change your decision on how you generalise things. its upto you.

Why do such reputed builders need to crowd source, if they know they are going to have huge returns in short period?

Is this all-cash transaction?

Do they have all the approvals (RERA) to start the construction?

Simple Though big companies have money, they will invest money on buying land outside Hyderabad to construct them in the Future and make sure they dont go for Loans as the interest for these Loans will be High due to Commercial Loans. So they will get this money from small investors by selling very less share like 15-20% share at discounted price and this investment is without interest. 

If i have money i will buy land at lower costs and i shall invite small investors and sell 20% share at discounted price and get initial investment and go ahead with sales at premium prices after its LAUNCH is done. 

If i have a money of 2 Crores, normal people think of buying a land and get it registered on their name and wait for RETURNS. but if a builder has this 2 Crores of money he will make a payment of 2 CRORES to the land owner and take the land for development and sell plots and get a RETURNS of 600-1000% of 2 CRORES. 

 

This is not CRAP, this is just a LOGIC which we normal people wont be able to understand and a BUSINESSMAN makes money out of this.
