True.. refinancing is very expensive with closing costs and further extending the loan term.. and the interest rate has to go way down for the numbers to work.. better to take a loan for smallest amount possible and the shortest term (may be 15 yrs) if affordable.. 

for a 500K 30 yr loan, with the current interest rates, after 5 years, you will pay around $170K as interest and 30K as principal.. if you refinance it, it will be on that remaining 470K.. 

always check the loan cost instead of the APR and loan term…

reality lo aa overhyped Austin market chala down ayindi … it will go back to the actual 2020-2021 prices. Wait n watch !  
also be ready to pay huge taxes if you already in that area !
