TDS is 33.99% for short term gains(less than 2 years) and 22.66% for long term gains. You can buy another property with proceedings from sale to get around TDS but you eventually have to pay TDS when you want to bring the money back.

buy land in parents name, parent sells it and gift deeds the money to you, then you repatriate the money will theoretically bypass the 20% TDS. But I am not sure if anyone does this practically.

Capital gain for paretns will be 1% anukunta, not 20%. Can NRis apply for tax returns in India? I dont think so.

Example: NRI kid sends money to parents in India. Parents buy the property on their name. Parents sell the property after few years for profit. They pay whatever taxes and TDS Indian citizens need to pay. Then parents send money to the NRI kid as gift and they can send 100k per year without taxes. In this scenario, how is the NRI kid responsible for the 20% TDS?
