- rents going down to pre pandemic will encourage people to rent rather than purchase as it’s costly with higher interest rates

Idee aithee investors and fomo buyers will be forced to foreclosure or sell in loss bcoz rents are low and the mortgage payments will be higher. People morality will be killed and forced to give up.

- job market fasakk, housing correction

- inflation goes higher if fed pivots and trap people in housing which will become the biggest ever bubble

I don’t see the other way out

You analysis looks one-sided.. Renting up/down aena investors foreclose enduku chestaru ? they would have locked for lower interest rate last couple of years and cash flow taggochu emo but foreclosure ayyentha scene ledu akkada..

- Job market fasak anedhi temporary but eventually it will pick up and job insecurity unapudu people try to rent which is good infact for investors.

- Inflation high unte property values kuda high maintain avtaye.. which makes it even harder to make a home purchase.

Investors will look for returns rather than holding without returns. Cash flow is imp for investments.

Post summer 2021 buyers will feel the heat. Will you pay mortgage for a 1m house with 2% interest when the price of that house falls below 800k? Doesn’t this inventory add up to the already existing growing inventory?

second theory- it’s hardly a be situation if you purchased before 2021 and locked interest rates at 2% with rents going down.
inflation high unte housing marchepoo , it leads to greater problems.

job market slowing will add to the pain.

bayya.. for your information the interest rates were in 4% range through april/may of 2022. All Investors or home owners bought homes before would have higher equities with low monthly payments..

Any new inventory that is about 700K price range is in real trouble.. because of the affordability.

20% down 2950. Property tax 1% brings it to 3700
