Folks buying homes..

E time lo house konadam is your own decision but i would like to take liberty on advising something.

Friend bought a home in Fuquay-Garner NC, last 3 week varaki $550k varaki sold, e week they are selling it at $620. FOMO, direction of the house valla and intlo pressure valla sign cheysadu even though he know he is paying $70k more. Ippudu vadi mutual friend same floor plan and same Sq.ft di he was able to negotiate for $50k less. Veedu ippudu so unhappy, and he will have that unhappiness for few years, he cannot back off. So, sincere advise enti antae if you are buying house in NC area or Dallas area, make sure to negotiate prices do not just pay what they are offering. We are putting lot of effort and it needs lot of hard work to build that equity, so don’t just make builder take opportunity on our weekness… 

See below how builders played.

1. 06/2022- sale price $650k, did bid for $100k, final sale price $750

2. 08/2022 - sale price $680, bid $40k

3. 10/2022 - sale price $700 no bid.

4. 12/2022 - sale price $580 no bid, negotiated for free appliances.

5. 01/2023 - sale price $630 no bid. One person negotiated for $580 and another person (my friend) bought it for $630. 

Above is a lesson and Below is a success story of a friend buying home/homes.
Friend of mine, bought a home few years back, appreciate ayindhi, stayed there for 2 years, bought another primary home, rented the earlier one, sold when market was high.
Bought another small home and move out of the second home to a smaller home, which will be his primary home. Last 10 years lo he changed 4 homes, he did not buy any home as investment property and moved to all homes for primary residence. Down payment he used was 5-10% only, no taxes on capital gains, claimed depreciation on home he rented...

but finding homes, making decisions and family support were struggle. He has good equity now. Family took lot of pain in building that equity and supporting him.. every 2 years ki 4 bedroom furniture moving is not a joke..

yerry important to negotiate and builder will call back for sure... dont expect the deal to work out on table itself.

I think some times luck bro some times the sales guys will be give target to sell this before end of quarter or feb15 during those times they will ease the prices for negotiation also manollu phase pitchi tho some houses will be there fro long time even those we will get good deal

if this happened mid last year, yes it was market anukovachu, but e time of market lo aythae this is pure cheating.. ninna DB lo chusa inka bidding anta..

house buying lo epudu lenu ..as I was not desperate to buy one ... was just following  the market anthe .. mostly from 2021 jan or so nunchi close ga monitor chestunna

my wife respects my decision making w.r.t major things .. like house/car buying ..  i respect her decision making w.r.t other things within the house .. like furniture/clothes/decorative stuff etc

when we are ready to buy one .. then she will come to picture and will tell, wat all are needed for sure
