Friend bought a home in Fuquay-Garner NC, last 3 week varaki $550k varaki sold, e week they are selling it at $620. FOMO, direction of the house valla and intlo pressure valla sign cheysadu even though he know he is paying $70k more. Ippudu vadi mutual friend same floor plan and same Sq.ft di he was able to negotiate for $50k less. Veedu ippudu so unhappy, and he will have that unhappiness for few years, he cannot back off. So, sincere advise enti antae if you are buying house in NC area or Dallas area, make sure to negotiate prices do not just pay what they are offering. We are putting lot of effort and it needs lot of hard work to build that equity, so don’t just make builder take opportunity on our weekness… 

Above is a lesson and Below is a success story of a friend buying home/homes.
Friend of mine, bought a home few years back, appreciate ayindhi, stayed there for 2 years, bought another primary home, rented the earlier one, sold when market was high.
Bought another small home and move out of the second home to a smaller home, which will be his primary home. Last 10 years lo he changed 4 homes, he did not buy any home as investment property and moved to all homes for primary residence. Down payment he used was 5-10% only, no taxes on capital gains, claimed depreciation on home he rented...

 

but finding homes, making decisions and family support were struggle. He has good equity now. Family took lot of pain in building that equity and supporting him.. every 2 years ki 4 bedroom furniture moving is not a joke..

Correct.. ah batch kosamae e post.. price variance real example cheptha chudu.. same plan, same direction and same design package only house # different. See below how builders played.

1. 06/2022- sale price $650k, did bid for $100k, final sale price $750

2. 08/2022 - sale price $680, bid $40k

3. 10/2022 - sale price $700 no bid.

4. 12/2022 - sale price $580 no bid, negotiated for free appliances.

5. 01/2023 - sale price $630 no bid. One person negotiated for $580 and another person (my friend) bought it for $630. 

First case lo home konna athanu, working 2 jobs 14 hours a day, 4th case lo full time job and he literally saved $170k and having a happy life with family.

thinking of future when kids grow big they need separate rooms etc

nijame...texas lo 1M homes with 3% property taxes ante...almost another mortgage kadthunnatte

Konna annayya.. I am not saying not to buy house.  I just don't agree when ppl day buying is cheaper than renting.  Some times renting is cheaper than buying..

At least somebody is making sense in db. Anavasraanga endku ekkuva rooms kontaru ardham kaadu. And men are under huge stress and bending to wives to buy big houses and constant comparison to others. If he does not buy then wives mocks and looks down upon him.
