Naku 4th floor and penthouse lo oka 2 floor ceiling hall, curved stairs, 1 guest bedroom, kitchen, deluding room, oka full bath and dining room.

Pent house level lo 2 full bedrooms, oka game room, oka theatre room, with glass panels almost everywhere.

Always go with architect.

 

Get 3d models along with pillar placement.

 

Check for flooding possibility.  Late area or river or canal basin area.

 

Don't get into wrong books with illegal construction.

I have exact same plan if I am returning to India in next one year or so. In my case I still need to buy land with more than 320sq yards, so we can go for 4th floor by buying TDR and I have same question about pent house. 

I am also planning to give them for rent instead of selling them to get passive income every month. 

Do you get estimate on how much will be the construction cost for 4 floors?

1600-1800 rs per sft( 4 floors plus pent house(13k sft)) aithe around 2-2.25C aithundi. (Plot cost kakunda).

Kani 3d design view type ivvatlesu evvaru.

Na visual lo unna illu output lo vere osthademo ani bhayam andukani.

Meeku emaina softwares(india lo vaadevi) telisthe cheppandi bros.

In the mean time checking with more architects.

I had contacted them for designing a friend's clinic/hospital/home.

But, remember any architect charges no less than 5Lacs. Infact most of them charge per sft.

Check the maximum allowed floors on for that plot area

don’t exceed that - let’s say 4 floors then do 2 commercial and 2 floors house with pent house model
