It's so hard to pool 1000 acres of land in India and within a short span of time, how did they pool 33,000 acres of land? What the govt did here was a real estate agreement for a public utility project for which returns are long sighted and may not even be in the near future. The profitability component is completely missing in this set-up, which will entirely derail the project sooner or later. It was a great opportunity to build from scratch with latest available infra and also accommodating future. @veerigadu most committees are lead by old bureaucrats who have little sense of future thinking. One of the main reasons of lagging infra in India, always build something that accommodates current needs. By the time it's built it's already maxed out. Look at their land acquisition needed, they estimated 10000 acres. With that thinking where would it lead other than congestion. And this whole argument of costly venture is silly, land pooling negated that whole argument. It would have been self funding as it was built. Of course everyone wants things done in a moments notice which I think is the downfall. Definitely over expectations set and perceived and with opposition playing wreckage after coming to power it was a perfect storm. Oppurtunity to build from scratch ? Who is going to pay for it ? If it is self sustaining then TDP should make it a separate account from the state govt . Outside of govt buildings , everything else should be raised by CRDA .
