You are missing another logic that. Because  of no state tax, pay in TX is very less compared to other states. For now everyone continuing their East coast and west coast  job's on remote. If they need to look for job in local, then they will loose large chunk in income. If any single salary guy buy 600k+ house in TX, he will be living pay check to pay check.

Contract jobs idk, but atleast 95% FT jobs for sure 10-20% min to min diff compared to that of NYC/CA.

How did you arrive at 15k ? And if so check the yearly tax bracket (24K) I think max. So you can show additional interest you pay or other commodities and expenses and you can easily reach 24K to save on taxes. This is applicable only if your 15K what you are saying as property tax, which looks unrealistic for me. Check once again. Earlier tax bracket was 12K which everyone took advantage of it buying home and showing lot of expenses that scam is over. When grandpa was in ruling he changed that scam and pushed tax bracket to 24K. Now people are in  race to show still they are paying interest and taxes & expenses to meet 24K.

Talk to CA / financial experts how to save on taxes they will advice more. Hope this helps.

Proximity to NYC, and Philadelphia depending upon where in NJ. 4 Seasons. Credible if not a great local job market. 3 international airports in proximity. Good desi populationfor those  who see it as a plus. Great Schools.

Access to farms almost  all through the state, close to mountains in NY and PA.

Negatives, ever increasing property tax rates, high state income taxes,and ofcourse winters if one doesnt like cold weather. Lack of good colleges in NJ is a big disadvantage causing lots of students to have to go out of state.

What do you mean by lack of good colleges? Rutgers, new Brunswick(almost comparable to Texas A&M and Austin) and better than almost all other Southern US universities is a great university consistently ranked below 40-45. But it lives in shadow of Princeton.  It has better reputation outside of NJ because all high school kids fantasize Princeton and look low at Rutgers.

Apart from that Quality of Jobs in NY-NJ-CT metro area is unmatched and very comparable to bay area. Not even close to backend generic jobs of other Desi Places

Yeah too much here in NJ. Main reason is excessive pay for Public employees, Pensions and Platinum insurance. 

Apart from this NJ is over 500+ governing bodies even for its smaller size, comparably populated FL has just above 100. It increases all the overhead expenses like having separate Fire, Police, School boards and other all sort of government employees. I really thinks its stupid but there are many who support localized governance and public services.
