These 3 are very different cities. The only thing that is common is the distance from Cary, where mostly Indians live, just like Edison in NJ.

1. Wake forest: predominant white population (75%), schools has average rating of 6 to 7. There are few good elementary schools. Very few Indians. Yes it is about 20 miles for Indian groceries and restaurants.
2. garner: 60% white and 30% African American, schools are below average with rating of 5-6. Indians from other states moved here who wanted larger home in their budget (<500k). Yes, Indians stores and restaurants are about 15 miles away. But this is close to Raleigh downtown and major offices that are not in RTP.

3. Fuquay Varina: 75% white, 15% African American and 10% Asian population. Out of all the 3 this city has major Indians (~5000 families). Yes, it takes 35 min to reach Cary from here but once 540 is completed it takes 25 min. Indian store is 90% constructed and will open in couple months. There is an Indian restaurant (kind of American) in the city. Schools are above average, with a rating of 7 and there is one elementary school which has 9/10 rating. There is a charter school too.

staying in Cary, Morrisville and Apex is good but, many folks cannot afford. Single family homes in Cary and Morrisville starts from $900k and townhomes from ~$600k, Apex single family homes from $800k and townhomes from $500k. So, folks with budget of $600k for a single family home choose Fuquay Varina and with $500k or less budget choose Garner and wake forest.::

Mostly correct. But it’s not 90% but I would say about 70%..

these percentages matter to access the safety.. ridgemoor is a good community but Garner is not a great place as such.. many people just moved because one of their friends bought a home and did not actually do much research and now feeling bad about schools and neighborhoods..

Demand dropped significantly. They are overpriced for that location. They are not worth even 300k for a single family home. Lennar and other builders creating artifical demand by releasing only few lots a month. But in reality people are not buying there.

Location pedda rod, even for groceries and Indian restaurants you need to travel 20miles on average. Schools inko pedda rod if you have school going kids.

People say rating increase over time, but i highly doubt it for that location. Except morrisville apex cary, I feel it's not worth buying in above locations you mentioned. It's very hard to sell or rent it in uncertainty.

Place is very deserted and feels not safe. It takes many many years to see some development. Roads pedda bokka.

Just my suggestion , do your own research.

I disagree. See below.

if people get homes in budget why would they go to places where they need to do 30-40 minutes of commute?

Apex 4-5 years back was deserted too but it got developed now.

Apex schools are good but not great. 50% of schools in Apex has less than 5 rating like Salem, Apex middle, Lufkin road, middle creek, west lake, Apex elementary, Laurel Park…

there are two good charters TMSA and peek.. but check with folks going there, teachers are from Middle East and Asian countries. Valla English manaku kudha ardham kadu, but still ratings are high..

see below, 6500 students are in waiting list for this charter school in Apex..

its very easy to spread negativity but ground reality is different…

Agree with everything..especially on some schools where the entire management is ME or Asian.

Still fuquay does not seem to be good choice .may be with i540 completion , it gets better

oka freeway vaste development wont come right away

it takes 5-6 yrs for all economic activity to come to those areas, average stay in US home is 8 yrs, whcih means there is good chance to sell home and then move elsewhere

30 yrs once in a lifetime home dream is only for Desi's, everyone knows that a particular home is only good for 10 yrs. lot of things change in 10 yrs, a good area can turn into crime prone area

simple rule, dont put all your eggs in a basket called home, they are many more things to do than just investing everything in Home.
