Also frisco is mostly built out and the new ones they are building are skyrocketted prices with low sqft so people preferring nearby cities like prosper & celina.

one thing is for sure the commute will be a nightmare but this is expected for any developing city

Bro.. not sure who ever told you about the commute.. Celina is just 10 mins from Frisco but agree with school ISD and property tax. Just a small info in 2013 Frisco is also same as everyone feels it's 10 miles away from Plano/Richardson and 30 miles from Irving and also property taxes around 2.6/7. Cut cheste everything changed as my friend bought in plano at that time for 460 even where Frisco homes at 350 only.. now same plano home is 550 and Frisco is 1 million.

Property tax is high everywhere konchem atu itu anthe. TX big cities lo tax ni thappinchukodam kastam. So one shouldn’t see it as a deal breaker

celina is well planned city, I did went to one of the city meetings, People who were living since 2010 said, they planned city after looking at prosper and fricso and celina has more land than Fricso, Property tax will decrease over time, in 2010 celina lo property tax was 2.8 now its  at 2.4, and more development been happening, city is expanding alot.
