Hello DB Buddies, I'm a great fan of AFDB for long time and have been following this forum as guest. Finally I decided to start participating in all the conversation. So here is my first post. Please share your opinions :)

I have couple of SFH's in and around FLL area and they are in very good school zone. I want to invest in cash flowing market as I already invested in the appreciation market.  I'm planning to buy a multifamily home in FLL which is has 4 units in total - 2 units 3/2 and 2 units 2/1. The house will pay for itself with the current rents which are 18-20% less than current market value. All the leases will expire in Sep and I have chance to increase rents which will give $500 cash flow after vacation cost (5%) and Reserve cost ($100 per unit). What do you think about this deal? Question is do you guys think there will be correction in the market or continue with the plan irrespective of the market conditions (recession)? my plan is buy 1 property every year for next 7 years as I have been following for the past 3 years so far. All your opinions are highly appreciative. Thanks Friends
