Hyd Investment

Planning to invest in a high rise (near the new consulate) in Hyd....Builder is a friend... says 40% return in 2yrs(as I'll be buying at 7000 per sqft.... my friend tells me currently its 10k in market)... but catch is full payment in black...money is not a problem..property will be handed over in late'25 or early26... 
Questions: 

1. Investments in high rise, is a good investment advice for long term?

2. No plans of putting it to personal use... mostly will try to rent out... or should I sell immediately after I get it?

3.  How easy or crazy would it be to move the money back?

 

Throw some light like good/bad/ugly situations.

7000sqft is too much for starting project. I dont know hyd market but in Vijayawada place where sq yard is 80k range will sell for 6k-7k sqft and that too in gated communities.

Yup it’s 10 k per sft but ammenties enni acres anni chudali ga builder Peru undadhu fir resale undadhu for small builders

Unless you have trouble stashing and managing the blackmoney, not a wise option...Things may change in 2025 but as of 2023-24, built space ammudu povudu Kastam...plots movement ae chala slow ayindi, prebooking flats ammina avi double price ki ammadam I dont think it will move at that pace..

Coming to 10k/sft rate, build cheyaniki daniki market rate endi na bondha...assumptions matrame. 

Either rent or resale, you will struggle.

Only case: Black money cash ready ga vunte negotiate for another 20% lesser price and pay quarterly...builders are in cash crunch and he will accept what ever the terms are..

White money or USD to RS ante better stay away...Hyd movement chala slow ayindi last 4- 5months la

in hyderabad, the only flats that will move - Aparna/my home/rajapushpa/dsr and jayabheri, all else is a bad to ugly situation, if its any of these, its a good situation, at any given time, depending on that- go ahead

days on market for these builders vs others(when put up for sale - like a prestige or Vasari or such or team4nyla or sas crown etc, even those don't sell like the one's I said - these are sold in hours)- I just meant its good bad ugly in those terms

Usa lo unte hyd lo investment waste unless its apartment or anything which is a dead investment. Land aithe assame
