It depends … how the seller acquired his property.

1. If the seller bought the property on his name and sold it to you .. there is no issue.

2. If the seller inherited the property.., then you need his children approval (only if the children age is above 18 years) 

usually before buying the property.. you need to apply for encumbrance certificate (EC) and upon receiving the EC ., you can verify if the seller is the rightful owner of the property and  you can verify to make sure it’s not pledged for any bank loan or any court case

You don't have to worry about it. Greed has no limits so the sons may come behind even if there is a little gain...even in such scenario, you will have an upper hand even if it goes to court.

A peddamanishi inka touch lo vunte, ask them to complete the clause sayings sons are aware of the property selling and ask him to self-certify that it was a self aquired property.
