Why would anyone want to sell when they locked at such low interest rates? Rent ki ichina it is more than the mortgage. Also bank were strict in giving loans not like 2008. Unless job Market collapse, housing market won't fall

You are thinking in terms of present situation.

Currently even opts are buying houses.

Once job losses accelerate, the whole  psychology will change. Having a mortgage will be considered risky. Also with new apartment buildings coming up, rents will get controlled.
