How is this beneficial to the person investing? Yield is ~ 3%. 

I can understand if the person is buying it. Property value will increase. But its a lease.

Hello 

It is for people who want to invest and get fixed rental income for long term and meanwhile the property prices also will increase. I bought a villa for 2 Crores and current value is 3.5 crores but rental value here is around 30-35k per month. not just this the rental incomes  always yield very less returns in short term but in long term it would surely be a good investment. This is for people who wants to have a fixed income for the survival and also the property price increases in the long term. 

How can we increase the returns in long term?

1.) on one side the property price increases and also on the other hand we can enroll for private limited company registered CHITS. In CHITS we would get a return of 18-24% (1.5/-rs to 2/-rs interest). With this rental income one can Enroll for a 20 Lakhs chit .

I thought the property is being leased for 3.5 cr. I understood now that its being sold for 3.5 cr and the current tenents have it leased for 15 yrs. What kind of commercial property? Link? Photos?

Property value increase avthundi but at the same time inflation and dollar rate is also increasing ...lol
