Property value increase avthundi but at the same time inflation and dollar rate is also increasing ...lol

Agree on everything you said except investing in REITs. They give good dividends but overall value has eroded over years.  Which one's are u invested in?

Nenu just example ki cheppa. Vanguard VYM or any index fund is also good for long term it will double in 7 years with compounding

Anyone interested in DIV based income look into these Bond market funds - PDI, GOF. They give 12-15% div paid monthly. With  interest rates at all time high, the stock downside is limited. Fund value also will go up when interest rates reduced.

Do explore JEPI, JEPQ as well. Stock based monthly DIV funds.

year ki max 5% rent penchanistharu. So even after 15 years, rents will be around 2-3 lakhs.

VOO dividend is 1.5% and 5 years lo double avuthadi

VYM dividend 3.5% , 5 years return 25%

voo good option kada bro  , initial investor let me know if I am missing anything

VYM dividend ETF , VOO index fund bith are different .

It looks like most of the people here got lost or didn't know reality of Indian real estate. 3cr ki 1lakh or 1.5lakh rental is considered as very good investment in India. if you are luckily you may get 2lakh max. Its not like US where you try to match rental to your EMI. People still don't trust modern investment tools and think land is most safest option out there. Honestly if you diversify this 3cr into mutual, stocks, chits etc you will  more ROI but people think land will always appreciate more and above all they think they have control instead of giving control to someone.

It has become next to impossible to safeguard real estate properties. Esp when they appreciate well. At least MF Investments are completely in the control of the person. Parents got or getting old who cant look after or check properties. Real estate companies cannot be trusted. 

Also, many people in USA are realizing now that there is no point sending money to India, as they will eventually settle in USA. Not by choice but practical. Their kids are in USA, its tough for them to return. 

When you include the taxes paid in India when real estate property sold (Even with significant appreciation), depreciation of rupee, Property Kabzas, etc, its not advisable.
