 bro where do you see this new rate for next year?  Looks like you live in low sales tax area. 

I live in colorado at 8% tax area and already paying 4500.  It should be more next year per recent valuation.

check county(Douglas for me) website and search with your property. It shows tax history and what you owe for next year. They also send next year dues ahead through mail

Depends on income le, higher the income better it is to stay in income tax free states. Some rare states like Tennessee, Florida you get Best of both.
