regional ring road will be the last

The current core Hyderabad will be old city in the next 10-15 years, none of the roads inside inner ring were planned for cars, all the roads are good for bikes, pedestrians and city buses. Even today on Mumbai highway every saturday from Kukatpally to to miyapur it takes couple of hours to traverse in that stretch ani vinna. Ekkada chusina highrise, falthu 40, 60 ft road unte G+15 floor permission, 3 acres land 800 families living with one or two cars per family using such broad roads. Outskirts ku vellakunda em chestharu.

On a side note: next both state & central govts coming up with Zonal ring road beyond rrr 30 kms further away that will round up complete TG, jk :giggle:

By 2100, India’s popukation will be steady around 100 crores before hitting 160 crores and there after slowing down. Even 100 cr popukation is a lot and such demographies effects take shape over 2-3 generations but not in next 20-25 years. 
 

Outer ring road will not be sufficient beyond 2040….Hyderabad will be India’s second largest metro region will have second largest population after Delhi. Housing will be in demand and city will keep on extending beyond its present borders. Delhi has 3-3 satellite cities but Hyd will have at least 7-10 satellite cities.

A lot of fragmentation is happening in the families for the last 40-50 years, everyone is aspiring to own their own house, combined with that education/opportunities/earnings and standard of living has gone up significantly, so the people already who own houses are moving out into bigger houses on the outskirts and this will spur up the demand beyond population growth. 

2nd the influx of transplants from other regions is quite high, last year  alone 450,000 new IT jobs were added in India and of those 210,000 were added in Hyderabad alone, so consider 5X indirect employment and that too just in 1 year alone.

I have been to Uppal, AS Rao nagar, Miyapur, Kothapet/LB Nagar/Nagole. One common thing I observed is that independent shopping districts has been established and no need to travel out of these respective areas for any needs, Abids now pales in comparison to these areas(Abids almost looked like a ghost town in comparison). The future growth is towards outskirts and we will more organic growth around ORR

adantha aa falthu Andhra private buses valla. Okka lowda gaadu pakkaki aapadu. Road meedane aapestadu. Evado oka passenger bus miss ayyadani call cheste. ee services ki punctuality vundadu, manushulaki kooda. I do not know what traffic police are doing on this stretch.

yeah... ORR to RRR will be next phase of development and it will last for 25 years at least.

after that I don't think development will go beyond RRR. we will start seeing population decline in core hyd.

Agree, ORR itself is a very big area and it will take decades to fill it up, on the west side it will fill up fast but in other areas it might take time, 2040 anukuntna and beyond that RRR as you have said

after 2050 india's population will decline and south india's will decline more rapidly. it is estimated that by 2100 india's population will be 100 cr , same as that of 1998.

so my analysis is not to buy land 50 to 60 km from hyd assuming it will become another gachibowli, kokapet.

Infact I think after 20 years there will be lot of real estate available in the city itself, like himayatnaagr, secbad, dilshuknagar etc..

2100 varaku undamu kada why worry. Plan for 5 years ahead not 50.

nenu ade cheptunna... many are buying acres outside of RRR thinking in the next 25 years it will become another gachibowli.
