Hyderabad real estate bubble

Idk which planet you are on but the per-capita income of indians or even Telangana is not growing anywhere close to the real estate prices you quoted 

Real estate prices are driven by black money , bakra NRI's and artificial sentiment of buyers 

Prices in Hyderabad are close to big cities of USA with 1/10th of amenities

USA lo amenities Ledu bokka Ledu unna Kani cheap ones if u compare to the ones in the new communities in Hyd by reputed builders

Well said, prices in hyd and big cities in USA will have no difference if this trend continues for next few years,  infra is improving but not good so why the hype

Even these sold units in so called reputed builders are empty. People with money don't know where to park money and buying these. In fact in recent MyHome projects only 25 to 30% of flats are for end use, rest all people are renting or trying to resale. People are facing hard time reselling or even renting it out for decent return.

Lol. Amenities from so called reputed builders is crap in Hyderabad. In reality it will be a fish market when it comes to usage of amenities. For example there are 2 cricket practice nets, half basketball court etc.. in a community of 1000 families.

Rental market is very hot indeed, 220,000 new IT jobs got added just last year, even a quarter of that needs new housing just imagine the demand, I am not even talking about other sectors and NRIs

Bro, I'm seeing people who bought 2Cr plus apartments and they are not even able to rent it out for decent rent for a fully furnished apartment in gated communities in Kokapet area. There might be demand but there is lot of supply too.

Simple math as per todays scenario......This prediction is based on current situation. 

2cr/35k rent per month. Assuming its occupied every month....It takes 571 months for you to break even. 

This is close to 48 years. I did not even factor bank loan interest rates, HOA, repairs and taxes. 50 years life tharvathaaa you will cash profit. Appatikallaaaa a apt construction value intact unteee...

I know rent amount wont be same in future...blah blah...But rent kosam konadam anthaaa dhed dhimak inkoti ledhuuu...

Builder bad cows are biggest beneficiaries of this apartment concept...Buyer will endup with regrets eventually. They cant even claim a sq yard of land as their own....Its pathetic.

I am not talking about the structure itself, I am talking about the social infrastructure around the area. 

Do you have 24/7 clean drinking water supply , clean & well maintained park close by , playgrounds , access to a good school , Guaranteed ownership with constitutional protection , clean footpaths , well maintained roads all over the city , clean rivers , lakes etc

All over India only Chandigarh has decent infrastructure , every other city has pockets of luxury and the remaining areas are dirty , congested , polluted , unplanned mess with broken infrastructure

I suggest db uttthhh to stay away from investments in HYD. For that matter stay away from all investments in India. Not just real estate. 

I lanti chinna land auctions lo common ee, kondaru will have a buyers remorse and will drop out but ready vadu cheppinattu who will pay 33% and not come back, edo 4-5 lakhs ante vadilestaru, and that is a common trick small real estate folks do to lock in the rate and try to find a buyer in that grace period. 

Kokapeta lanti pedda auctons lo credibility is very important, valla trunover 100s of crores lo untadi, innokka sari vanni auction la participate cheyaniyyaru. Government 6000 crores farm loans clear chesindi following land auctions

Ee 300 yards plots lo lanti issues common

Looks like a commerical area , i Was talking about residential plots 

But all the points I said about social infrastructure stand true though , is there a good public school that I can send my children if I buy a plot here ? 

It applies all of india not just Hyderabad
